It’s not uncommon for couples with growing families to trade in their compact cars for something roomier, like a mini-van. The same thing happens with homes. Sometimes families simply outgrow them.

How can you tell if that’s happening with your property? Here are some sure-fire signs:

Last week I noticed the sign for a new local business – ELITE AUTO SPA, located at 151 Highway 20 East in Fonthill. (in the garage behind BB Pelham Petroleum Gas Station at the front.)

Owner, Claudio Frasca opened officially on July 2nd and provides complete auto detailing, hand polishing, engine cleaning along with an express detailing service.

I had stopped in for a gas fill up when I spotted his sign. I knew that my car was long overdue for a clean-up and all of the winter dirt accumulation on my car mats was especially getting me down.

Over the past 30 years of our career we've developed a large network of professionals that we turn to for products and services for homeowners.

Why? Well, not only do we enjoy helping others, we also think that’s what a good REALTOR® should do.

If you - or a friend, colleague, family member or neighbour - ever need a local recommendation please reach out to us anytime.

When preparing your home for sale, you want to make sure every room looks its best. But pay particularly close attention to the kitchen. Many buyers will spend a lot of time determining whether or not it meets their needs. In fact, some buyers will even form an impression about the entire property based primarily on how they feel about the kitchen!

How do you make it look its best?

Start by making sure your kitchen appears as roomy as possible. Put away all countertop appliances, even the toaster and the coffee machine, so that the counter space is completely clear.

When you’re viewing a property that’s on the market, you’ll probably try to imagine how your furniture will fit and look in that space. Where will your desk go in the home office? How will you position the sofa and chairs in the living room?

First, it’s often larger furniture that creates the most concern. Make sure you have those measurements on hand when viewing a property. That way, you can use a measuring tape to get a clear idea of how that particular piece of furniture will fit in the room.

The Niagara Association of REALTORS® (NAR) reported 525 MLS® residential property sales in October - a marginal increase compared to the figure of 524 posted in October of last year.

The average days on market increased 10.3% from 39 to 43 in the residential freehold market.

The residential average sale price of $417,993 had an increase of 8.0% versus last October while the number of active residential property listings increased by 21.4% versus October 2017.

What happens with real estate transactions involving a home that has had this number of cannabis plants grown within it?

On October 17, 2018, it became legal to purchase small amounts of marijuana and grow up to four plants per residence (not per person) in Ontario. Nonetheless, the prospect of purchasing a home that has been used to grow marijuana may continue to provoke an emotional response from some buyers. As such, it’s important to understand whether this is a concern for real estate clients and to take appropriate steps to protect their interests.

The number one mistake sellers make when listing a home for sale: They overprice it.

While you may think you can always lower the asking price if it doesn't sell, you'll actually miss out on buyers, lose opportunities to draw foot traffic, and risk sitting on the market for too long.

The easiest fix: Price your home right so it will sell quickly.

Let us help accurately compare current home sales in your area and propose your best asking price.

As your local agents, we're here to help.

As the third quarter of 2018 comes to an end it is encouraging to see residential market conditions in Niagara stabilizing into a more balanced market.

Despite the trend of an increase in the average days to sell v.s 2017, it is worth noting that the current average of 37 days to sell is 33.9% lower versus the 56 average days to sell at this time in 2015.

The sales price to list price ratio of 97.9% versus 100% in 2017 is remains relatively steady.

Pondering the concepts I learned this week at the 1st Meeting of the newly launched 'Business of AGEING Network Niagara' (BANN)- co-project of Ageworks and Niagara College Canada. Our Keynote Speaker: Mark Venning of Change Rangers gave us an eye opening crash course on the opportunities inherent in the LONGEVITY ECONOMY.

A recent RE/MAX survey conducted by Leger found more than one in four Canadian homebuyers report feeling pinched by the stress test, which came into effect in January of this year. However, projections for the spring market show optimism with most markets expected to remain stable or improve.

When you walk into a nice hotel room, what do you usually notice first? It may be the large, often beautiful picture hanging above the bed. You’ll probably find a smaller, equally attractive picture hanging in the bathroom. Often there will be at least two more adorning other walls.

That’s no accident. Hotels know that pictures are the simplest, surest way to make a good-looking room look great.

As we draw closer to the Spring real estate market (it really is just around the corner!) we're encouraged to see that although unit sales numbers are down average prices across Niagara are holding strong.

When viewing a home for sale, many buyers look at the property from a “macro” perspective. They ask themselves questions like: “Is it large enough?”; “Are there enough bedrooms?”; “Is it in a nice neighbourhood?” While those questions are important, it also pays to consider a potential new home from a “micro” perspective.

Here are some things to consider:

Rising demand and low inventory set the tone for a seller’s market in Niagara through 2017. As unaffordability increased in the GTA, more homebuyers expanded their search area as far as Niagara.

Speculators and investors also flocked to the area in search of real estate, further reducing inventory in the face of increasing demand. Single-story detached homes were the hot commodity in the region, contributing to a 23 per cent price increase in the year-over-year average residential sale price.

The Niagara Association of REALTORS® (NAR) reported 577 property sales processed through the NAR Multiple Listing Service (MLS®) system in October. This represents a 23.17% decrease in sales across Niagara compared to October of last year. In Pelham and Welland, unit sales for the month were down 16.7% and 4% respectively. The decline in sales for the month is reflective of the Niagara market transitioning into a more balanced position from the peak sales activity that occurred during the past year.

We first met Rob at the 'Bunglaows at Lookout Point', the new homes site that we are marketing in Fonthill for Langendoen Homes. Lately, viewing and selecting a home to purchase has become an extremely fast-paced experience. You see a home you like, you're attracted to some of its key features and, before you know it, you have to make a a quick decision to put in an offer.

However, if you haven’t taken the time to consider some of the details, you may wind up discovering that upon closer inspection, the home doesn’t truly meet your needs.

That’s a recipe for disaster.
