The Niagara Association of REALTORS® (NAR) reported 525 MLS® residential property sales in October - a marginal increase compared to the figure of 524 posted in October of last year.

The average days on market increased 10.3% from 39 to 43 in the residential freehold market.

The residential average sale price of $417,993 had an increase of 8.0% versus last October while the number of active residential property listings increased by 21.4% versus October 2017. 

What happens with real estate transactions involving a home that has had this number of cannabis plants grown within it?

On October 17, 2018, it became legal to purchase small amounts of marijuana and grow up to four plants per residence (not per person) in Ontario. Nonetheless, the prospect of purchasing a home that has been used to grow marijuana may continue to provoke an emotional response from some buyers. As such, it’s important to understand whether this is a concern for real estate clients and to take appropriate steps to protect their interests.

As the third quarter of 2018 comes to an end it is encouraging to see residential market conditions in Niagara stabilizing into a more balanced market.

The Niagara Association of REALTORS® (NAR) reported 603 property sales processed through the NAR Multiple Listing Service (MLS®) system in September.  This represents a 10.2% increase in sales compared to September of last year.

Year to date, residential property transactions total 4,447 v.s. 5,381 for 2017 and 4,079 in 2013. This represents a decrease of 17.4% versus 2017 and an increase of 9.0% versus 2013.

Despite the trend of an increase in the average days to sell v.s 2017, it is worth noting that the current average of 37 days to sell is 33.9% lower versus the 56 average days to sell at this time in 2015.

The sales price to list price ratio of 97.9% versus 100% in 2017 is remains relatively steady.

When viewing a home for sale, many buyers look at the property from a “macro” perspective. They ask themselves questions like: “Is it large enough?”; “Are there enough bedrooms?”; “Is it in a nice neighbourhood?” While those questions are important, it also pays to consider a potential new home from a “micro” perspective.

Here are some things to consider:

Rising demand and low inventory set the tone for a seller’s market in Niagara through 2017. As unaffordability increased in the GTA, more homebuyers expanded their search area as far as Niagara.

Speculators and investors also flocked to the area in search of real estate, further reducing inventory in the face of increasing demand. Single-story detached homes were the hot commodity in the region, contributing to a 23 per cent price increase in the year-over-year average residential sale price.

Niagara Association of REALTORS® June Market Report

The Niagara Association of REALTORS® (NAR) reported 785 property sales processed through the NAR Multiple Listing Service (MLS®) system in June. This represents a 22.28% decrease in sales compared to June of last year.

For the second month in a row The Niagara Association of REALTORS® (NAR) reported a year over year decrease in the number of property sales processed through the NAR Multiple Listing Service (MLS®) system. Across Niagara there were 955 during the month of May 2017 representing a 5.91% decrease in sales compared to May of last year.

May 4th, 2017, Niagara - The Niagara Association of REALTORS® (NAR) reported 852 property sales processed through the NAR Multiple Listing Service (MLS®) system in April. This represents a 4.9% decrease in sales compared to April of last year.

The residential average sale price of $418,950 was 37.8% higher than last April. The average days on market decreased from 46 to 28 in the residential freehold market and decreased from 75 to 25 in the condominium market.

Sales UP 45.2% - Average Price Jumps 15.6%

During the first six months of 2016 there were 212 unit sales recorded in Pelham – up 45.2% from the total of 147 transactions reported between January and June 2015. Our local 12 month average price now stands at $450,554 up 15.6% from last June’s month end figure of $389,687.

As of the end of June 2016 there were 83 active listings in Pelham on the MLS® system of the Niagara Association of REALTORS®. A significant drop from the June 2011 total of 229 homes for sale.

The Niagara Association of REALTORS® (NAR) reported 50 residential sales in Pelham processed through the NAR Multiple Listing Service (MLS®) system in May 2016. This represents a 38.9% increase over the 36 unit sales reported in May of last year.

The 12-Month residential average sale price of $439,279 was 12.7% higher than last May’s figure of $389,697.

The average days on market decreased from 74 to 65 in the residential freehold market.

It was a banner year for residential home sales in Niagara. The year-end MLS® sales reports of the Niagara Association of REALTORS® indicate that sales activity in the Region jumped 16.8% in 2015. 

Across Niagara (excluding the Town of Grimsby) there were 7370 homes sold during 2015 compared to 6309 in 2014. The current level of activity reflects a whopping 25.1% increase over the total of 5891 home sales reported in 2013.

By year-end the Niagara 12-month average sale price reached $$274,185 up 8.5 % from the figure of $252,669 recorded at the end of December 2014.

The residential average sale price of $280,428 was 10.6% higher than last October. The average days on market decreased from 57 to 55 in the residential freehold market, and increased from 46 to 57 in the condominium market.

Across Niagara September home sales jumped 17.6% with he Niagara Association of REALTORS® (NAR) reporting a total of 667 residential sales processed through the NAR Multiple Listing Service (MLS®) system in September compared to 567 last year.

During the month of  September, residential sales in Welland and Pelham climbed 22% and 73% respectively.

Hello September! We welcome the start of our Fall selling season on the tail of an extremely buoyant Summer market in Niagara.

The Niagara Association of REALTORS® (NAR) reported 725 property sales processed through the NAR Multiple Listing Service (MLS®) system in August. This represents a 19.8% increase in sales over August of last year.

The residential average sale price of $281,085 was 18.3% higher than last August. The average days on market decreased from 61 to 49 in the residential freehold market, and decreased from 81 to 66 in the condominium market.

The Niagara Association of REALTORS® (NAR) reported 733 property sales processed through the NAR Multiple Listing Service (MLS®) system in July. This represents a 1.24% increase in sales over July of last year.

The residential average sale price of $275,667 was 6.9% higher than last July. The average days on market decreased from 60 to 49 in the residential freehold market, and decreased from 98 to 95 in the condominium market.

It’s been a banner Spring for home sales in Pelham. Year-to-date sales are up 17% over last year’s level.

According to the MLS statistics of the Niagara Association of Realtors there have been 75 residential sales reported in Pelham so far this year. Last year the total for the same time period was 64 units.

The April 12-month average price in Pelham stands at $387,985 up 12.4% over last year’s figure of $345,054.
