When viewing a home for sale, many buyers look at the property from a “macro” perspective. They ask themselves questions like: “Is it large enough?”; “Are there enough bedrooms?”; “Is it in a nice neighbourhood?” While those questions are important, it also pays to consider a potential new home from a “micro” perspective.

Here are some things to consider:

Rising demand and low inventory set the tone for a seller’s market in Niagara through 2017. As unaffordability increased in the GTA, more homebuyers expanded their search area as far as Niagara.

Speculators and investors also flocked to the area in search of real estate, further reducing inventory in the face of increasing demand. Single-story detached homes were the hot commodity in the region, contributing to a 23 per cent price increase in the year-over-year average residential sale price.

May the holiday season fill your home with joy, your heart with love and your life with laughter.

Warmest wishes to you and your family. We appreciate the gift of having clients and friends like you who make the success of our business possible.

Wishing you a wonderful New Year filled with inspiring goals, big dreams and much happiness.

All the Best,

John & Cathy

2017 happens to be the 30th year since Team Berkhout Bosse came to be.  John became licensed to sell real estate in the Spring of 1987 while I worked as the Office Administrator learning the management side of the business at Century 21 Berkhout Ltd. in Fonthill.

During the past few weeks you should have received your MPAC  Property Assessment Notice with the assessed value of your property as of January 1, 2016.

If you're wondering if the valuation is a reasonable reflection of what your home would sell for in today's market we can provide you with information regarding what similar homes in your area have sold for recently.

'Need a New Beautiful Driveway' was the subject line of my email when I reached out to Fenwick-based landscaper, Rob Enter - and as you can see he sure knows how to deliver!

We first met Rob at the 'Bunglaows at Lookout Point', the new homes site that we are marketing in Fonthill for Langendoen Homes. Earlier this summer we watched as he and his crew carefully and efficiently installed seven new paving stone driveways over the course of two weeks during some of the hottest days on record. Always with a smile and time for a quick chat.

Hidden at the back of Forest Gate Estates – a quiet condominium enclave this distinctive Bungalow Townhome is part of an exclusive two-unit block.

This unique gem - located just a short walk from Fonthill village centre – is sure to capture the imagination of anyone who is looking to leave city stress behind and move to a quiet oasis in central Niagara.

Lately, viewing and selecting a home to purchase has become an extremely fast-paced experience. You see a home you like, you're attracted to some of its key features and, before you know it, you have to make a a quick decision to put in an offer.

However, if you haven’t taken the time to consider some of the details, you may wind up discovering that upon closer inspection, the home doesn’t truly meet your needs.

That’s a recipe for disaster.
