Get Your Home Sold during the Holidays
The housing market tends to become a bit quieter as we get closer to December with many Buyers taking a break from house-hunting during the holiday season.
No wonder Sellers sometimes think about taking their homes off the market and wait to start marketing again in the Spring.
This is not a good idea.
It has been our experience that it is actually better to stay on the market to catch the eye of the most highly qualified buyers – those actively looking at Christmas-time are most likely to be serious about buying. There is nothing quite as welcoming as a home that is adorned for Christmas. In fact, that special feeling of Christmas magic will help potential buyers imagine their family spending their next holiday in your home.
However, Holiday decor – for any holiday – can also date your listing photos. It is important that seasonal images only appear online or in marketing materials during the appropriate season. If Buyers see Christmas decorations or snow pictures in the Spring it will immediately cause them to question why the home has been on the market so long.
Our approach is to prepare two sets of photographs for our winter listings.
1) An undecorated ‘evergreen’ photo set ( i.e. looks timely all year round regardless of the season ) to use for your main MLS posting
2) Holiday décor photos to do some Season-specific print advertising and blog posts to capture renewed attention by introducing an updated view of the property.
It is also important to keep in mind that as the Home Seller you are always in control of when your home can be shown. Buyers understand that there are more family gatherings and Holiday events to interrupt potential viewing times at this time of year. You can expect them to be more flexible with appointment requests if they are seriously considering your home as an option.
In the final analysis, one thing is for certain - if it's not 'on the Market', Buyers won't know it's for sale.
